As we move further into winter, here’s an update on what we are seeing right now in Larchmont and Mamaroneck — along with a few practical tips for navigating the season.

With the recent weather (and more winter conditions ahead), some listings are being delayed. Sellers who were planning to come on the market are choosing to wait for better conditions — safer and more convenient showings for their buyers. That said, it’s worth noting that our past few winters have been relatively mild, so this slowdown is likely temporary rather than a major shift.

For buyers: patience and preparedness matter

If you’re actively looking, fewer new listings week to week can feel frustrating. The good news is that more inventory is expected as we approach the end of February and early March. Staying patient — and prepared — is key.

A quick winter home search tip:

  • Wear good snow boots and dress for conditions. Some driveways, walkways, and yards may be icy or snow-covered, and being comfortable and safe makes the process much easier.

For sellers: protect your home while you wait

If you’re planning to sell later this season, now is a great time to focus on home care.

  • Prevent frozen pipes and potential pipe bursts by keeping the heat consistent. Allow warm air to circulate around plumbing, and also let faucets drip during extreme cold. Do NOT turn your heat off.
