Westchester Market Update: January–September 2026

As we close out the first nine months of 2026, the Mamaroneck and Rye City markets continue to reflect limited inventory and strong home values. While both markets saw fewer sales and fewer homes available compared with 2025, pricing trends remain resilient—particularly in Mamaroneck, where both median and average sale prices posted double-digit gains.

Here’s a closer look at how 2026 compares to the same period in 2025.

Market Takeaways

Mamaroneck: The market remains firmly competitive despite slightly fewer sales. Median prices rose 11.3% and average prices climbed 20.2%, while homes sold faster, with average days on market dropping from 27 to 20 days. With inventory down 14.8%, limited supply continues to support strong pricing.

Rye City: Limited inventory remains a key factor, with new listings down 22.7% and homes for sale down 22.2%. While sales volume declined, the median sale price increased 7.5%, showing continued strength in home values despite fewer transactions.
